Larry and Stephanie Watson exceeded their responsibility in assisting us in the selling of our property in October of 2009 and the purchase of our new home this past June of 2011. After selling our previous home in 2009 our plans were to purchase a new home within six months.
As time passed, 6 and 12 months later we were unable to find a home that met our expectations. However, Larry and Stephanie’s undying attitude to find the right home for our family never wavered. They were persistent and diligent in their efforts to discover the home we always wanted.
Then, we thought we found our home this spring of 2011. It was perfect; it had everything we could ask for in a home except it was a short-sale so we knew that our chances weren’t the best given the extremities of the situation. Larry and Stephanie’s tried their best, but we were unable to close escrow.
After this occurred, my wife and I were worried since we had already given our 30-day notice to leave the home where we had been renting for the last year and a half. This is when Larry and Stephanie showed their cool, their determination and their expertise in a short-period of time when they found a home in the same area where the previously short-sell fell through. But, this home wasn’t a short-sale.
Through the escrow process Larry and Stephanie were extremely professional, responsive, and accommodating in providing the information we needed to make decisions.
Finally, June 1st, our dreams came true and we got the keys to our dream home. We thank the Larry and Stephanie Watson Team so much for their hard work and dedicated mindset through this journey.
Should we contemplate making more real estate purchases we will have Larry and Stephanie as our real estate agents.

1. Advice – was given when requested, was pertinent and accurate but was never given as something I had to do. You always made it clear the choice was mine.
2. Courtesy – you were consistently very pleasant to work with, even when my back was killing me and I’m sure I was difficult to tolerate!
3. Communication – responses to my many questions and concerns were always immediate. I had the feeling my sale was the only one you were dealing with although I know this wasn’t the case.
4. Punctual – I was totally impressed with your ability to arrive for any event precisely at the time scheduled.
5. Service – the lengths to which you went to make this sale work, from managing the dogs to arranging the minor repairs to monitoring the repairs and so on I again was totally impressed, and very appreciative, of the many actions you undertook on my behalf to make this sale a reality.

My name is Tina Rafdal and I, like many others, got in on the refinance boom a couple of years ago with a low fixed rate for 2 years. By the time that 2 years was up I, like many others, was unemployed and couldn’t find a job. My rate went adjustable and my payment went from $2600 a month to $3500 a month. I was about to lose my house. I decided a short sale would look a lot better on my credit report than a foreclosure and decided that I had better find someone to help me with it.
My brother is a realtor as are many of my good friends. Unfortunately, none of them live in Simi Valley where my house was located. I opted to go with Larry and Stephanie on the recommendation of a close friend as they had helped them in real estate sales and purchases in the past and spoke very highly of them. I felt it was in my best interest to have someone “local”.
They listed my house in the beginning of November of 2009. My bank accepted an offer from a buyer before the month was out. Unfortunately, the buyers ended up backing out, but Larry & Stephanie worked diligently to find me a new buyer and to my amazement, a new owner was moving in to my house at the beginning of February. Literally the whole thing happened so fast, it was amazing! I had heard that short sales typically took a LOT of time. From the time that the buyers submitted an offer until the day they moved in was about 4 weeks!
Larry and Stephanie were on top of EVERYTHING! They kept an open line of steady communication with me & explained everything very clearly to me. They made a very difficult time in my life so much easier.
I will be forever grateful to them for all of their help and support. I would recommend their services to everyone. If you have specific questions for me, ask Larry and Stephanie to give you my number. They have me in their contacts in their cell phones.
My husband and I started searching for a home mid 2009. We weren't really sure if we were ready to buy just yet, however, the market seemed to constantly decline that we couldn't pass-up this opportunity. Being a first time home buyer you have so many questions you don't know where to start. So my sister had recommended a friend, Stephanie Watson. After searching for months Paul and I started to feel hopeless and wondered if we'll ever find our perfect home. Stephanie would say, "Don't worry. You will find that perfect house it just takes a little patience." And she was right! Not only did she find us the perfect home, it was within our price range. Stephanie is diligent, caring, and she had the answers to every question we inquired about. I carry her business cards in my wallet and refer Stephanie to anyone who is looking for a realtor. I recommend Stephanie to anyone who is looking to buy real estate because not only does she care, she is a queen at what she does. She has also become a personal friend of ours.
